What made it hard
The tenant leased shell space with a fixed occupancy commitment tied to a manufacturing milestone. The shell had neither the exhaust riser capacity nor the roof structure for the make-up air the program required, and the building's existing chilled water service was sized for standard office tenancy.
The pressure cascade was the hardest constraint: gowning, processing and material airlocks all had to hold their differentials while personnel and material moved through them continuously, and validation was scheduled with no float.
How we executed it
We were brought in during programming as design-assist. Within three weeks we had identified the structural and utility gaps, priced the alternatives, and helped the team select a rooftop make-up air configuration that worked with the existing structure after targeted reinforcement instead of a full structural upgrade.
Airflow tracking control was designed with the controls scope integrated into the mechanical design rather than bid separately, so supply, exhaust and room differential lived in one sequence set. Our own crews performed sheet metal, piping and controls, which kept the coordination inside one company during a compressed schedule.
Balance and pressure mapping were performed room by room as suites were completed rather than at the end, so deviations were corrected while the area was still accessible.
What the owner got
Suites were turned over ahead of the validation window with full pressure mapping, air balance and filter certification data in hand.
The pressure cascade held through validation with no mechanical remediation required, and the tenant met its occupancy commitment without a schedule extension.
