Overview

Plenty of work still comes out as a complete design with a bid date, especially public works. Those projects reward a different set of skills than design-build: reading a specification carefully, bidding the actual scope instead of the assumed one, catching the addenda, submitting approvable products the first time, and running a clean paper trail from award through closeout.

CMI bids plan and spec mechanical work for general contractors, public agencies, school and community college districts, healthcare systems and federal projects. We handle the compliance apparatus these jobs require: bonding, prevailing wage and Davis-Bacon rates, certified payroll, DIR registration, apprenticeship requirements, small and local business participation, submittals and shop drawings, schedule of values, monthly billing and closeout documentation.

We also bid honestly. If a spec has a conflict, an equipment basis of design that will not fit the space, or a sequence that cannot be built, we raise it during bidding or as a clarification rather than burying it and selling it back as a change order later. General contractors keep calling us back because our number holds and our RFIs come early, not because we were the low bid every time.

Do you carry bonding for public work?
Yes. We provide bid, performance and payment bonds and can furnish current bonding capacity and financial prequalification information on request.
Are you set up for prevailing wage and certified payroll?
Yes — it is routine for us. We are DIR registered, pay prevailing and Davis-Bacon wage determinations, submit certified payroll on the schedule the agency requires, and meet apprenticeship requirements. Federal and public work has been part of our business for decades.
Will you bid a project you think is under-designed?
We will bid it, and we will submit clarifications identifying what we included and what the documents do not resolve. Owners and GCs get burned by contractors who stay quiet during bidding and produce change orders at rough-in. We would rather have the uncomfortable conversation before award.
