Overview

Control hardware rarely fails; sequences do. A plant that stages badly, a reset schedule that fights itself, a hospital AHU that loses pressure relationship on economizer changeover — these are programming problems, and they are what our controls engineers spend their days on.

CMI writes and rewrites sequences of operation, programs field and supervisory controllers, builds graphics, and configures trending and alarming so operators get actionable notifications instead of a wall of nuisance alarms. We integrate third-party equipment over BACnet and Modbus — chillers, boilers, VFDs, generators, power and BTU meters, cooling towers, lab airflow controllers, room pressure monitors and refrigeration racks — into one front end.

We also take on orphaned systems: a controls vendor that left the county, programming nobody has the tools for, or a job that was abandoned mid-commissioning. We document the existing logic, rebuild what is unsalvageable, and get you a written, approved sequence set your engineer and your operators can both read.

Can you take over programming another contractor started?
Yes, and we do it regularly. We audit what exists, document the actual logic, identify what was never completed, and give you a fixed scope to finish and validate it.
Do you provide the written sequences and program backups?
Always. Editable programs, point lists, graphics files and written sequences of operation are yours at turnover. We do not hold documentation as leverage.
Can you integrate our chillers and generators into one screen?
Yes — most major equipment speaks BACnet or Modbus natively, and where it does not we add a gateway. Plant equipment, meters, generators, room pressure monitors and refrigeration can all report to a single front end with unified trending and alarms.
